To Buy or To Lease Available Office Space
Every small business will one day face the decision of whether to buy or lease office space. It's only so long that you can operate from your garage office and remain productive. At some point you will outgrow the home office and need another place to cond

Once you have found a suitable location for your business, a big decision should be made. Should you buy or rent office space? The answer is not as readily apparent as you might expect. Often, the decision is as difficult as making a lifelong commitment.

Hence, here are 5 questions which you should ask yourself before deciding on the question.

1. How established is your business? Be honest and ask yourself how certain you are about the viability and sustainable profitability of your enterprise. If your success with your venture could last for many, many years, according to your fair approximation, then buying the office space would be a better option. If you're not sure about the business climate you will be operating under, then you should instead rent office space so that you'd be able to terminate the obligation if things go bad.

2. How does the location play in your business plan? Are you happy about the place where your office space will be located? Does it play an important role in the success of your business? Or will you be on the lookout for a better location for the same? If you're contented with the office space you have found, and if it brings good business to your enterprise as much as its nature would allow, then purchase the office space. Otherwise, a lease would give you the liberty to transfer your headquarters later on.

3. Assuming the worst, will you desire equity over minimal losses, or vice versa? Purchasing the office space would make you the owner thereof. As such, you could utilize your interests over the same for any purposes you deem prudent in the future. If you rend office space, you won't have controlling equity over the same, but you will be able to minimize your losses by merely terminating the lease anytime you choose.

4. Will the office space serve as your main business address, or merely as a branch? The former does require a certain degree of permanence, which a purchase would provide. The latter requires flexibility as it is subject to the changes in business structure and plans.

5. What would cost less? Compare the selling price for the office space you are considering with the monthly rates that would be applicable if you would rent office space. Factor in your expected period of stay. Which would cost less?

The decision on whether to buy or to rent office space is not something that should be done on a whim. A lot of factors need be considered to come up with the most beneficial choice for your enterprise. With the questions above, you would have hopefully entertained these factors and appraised them to aid you in the decision that is to be made.
